Every siding installation job in Arlington has to answer the local ground and weather. Here is what we build for.

1
Hill lots and valley lots

Downtown and the hill neighborhoods drain fine. Down toward Haller Park and out in the valley, the Stilly backs water into the ground most winters, and soil that stays soaked into May is what makes a shallow post lean and a deck footing sink. Down there we dig deeper, pour more concrete, and grade the base so water moves off instead of sitting against the wood.

2
Old cedar on the Olympic Ave blocks

The early-1900s homes around Olympic Ave still carry their original cedar under decades of paint, and the flashing from back then lets water in behind the trim, where rot works quietly for years. We open up a section before we quote, so what we find is already in the number.

3
The Smokey Point boom

Most of what's gone up around Smokey Point and Gleneagle came with a builder-grade fence: skinny posts, shallow holes, rails that sag early. When one comes down we reset the line properly, bigger posts, real depth, concrete under every one.

Arlington issues its own permits through City Community and Economic Development. If your fence, deck, or remodel needs one, we pull it and meet the inspector.

You won't see star ratings here yet. We put our first roofs on in 2024, and renting fake praise is a bad way to start, so judge the four terms below; each one checks out before you ever call.

1
Same faces, start to finish

The people who price the job are the people who dry it out. Nobody else touches it.

2
A warranty you can read

It's a section of your contract, in plain print, handed over before you sign anything.

3
Priced once, on paper

The quote is the final number. Anything that would change it goes through you, in writing, before it happens.

Before you ask

Why does siding fail here?

A wet season that runs from October into May, and flashing that was never right to begin with. Water slips in at a window corner or a trim seam, the sheathing behind stays damp, and it goes soft long before the siding itself looks bad from the street. So we fix whatever let the water in before we hang a single new board.

Vinyl or fiber cement?

We hang both. Insulated vinyl runs about $8 to $14 a square foot installed in the current market and never needs paint. Fiber cement, Hardie or LP, runs about $12 to $20 and takes paint well if you like changing colors. Those per-foot figures are the county market this year, not what your house will cost. The full math is in what it costs to re-side a house in Snohomish County; for your walls, the answer is a written quote after we've stood in front of them, and that quote costs you nothing.

Will you find hidden rot?

The inspection is built to catch it before you sign anything: soft sheathing shows up as a line in the written quote instead of a phone call halfway through the job. And if the wall behind is clean, you'll know that too.

My lot runs down toward the valley. Will a fence or deck hold?

Yes, if it's built for that ground. Low ground near the Stilly holds water long after the river drops, so footings go deeper, posts get rated for ground contact, and concrete gets crowned to shed water. We walk the lot before we price anything.

Do you take on the old houses in downtown Arlington?

Most weeks, yes. Behind the original trim on those Olympic Ave blocks there's usually a little rot, so we check behind the trim first and the quote covers what we found.

The same crew and the same written warranty in the towns next door.
