A roof rarely fails all at once. It gives you signs first. In our wet, mossy climate those signs show up sooner than the shingle warranty would suggest. Here is what to watch for.
Age and the shingle warranty
Most asphalt roofs here are rated for a couple of decades, but constant rain and moss age them faster than a dry climate would. If your roof is past the fifteen year mark and you're seeing other signs, it's worth a look.
Curling, bald spots, and grit in the gutter
Shingles that curl at the edges or go bald have lost their protection. A gutter full of granules, the sandy grit off the shingles, is a sign the surface is wearing out. From the ground you can often spot the curl on a sunny day.
Moss and what it hides
Moss is not just ugly here, it holds water against the roof and works into the seams. Under a heavy moss mat there is often soft decking you cannot see. Western Washington roofs collect it on the north side first.
Leaks and daylight in the attic
Stains on the ceiling, or daylight through the attic boards, mean water is already getting in. At that point a repair is a patch on borrowed time. We get on the roof, check the decking, and give you a plain answer, repair or replacement.
